Photographs, documents, jewelry, and anything that reads as personal gets set aside for you rather than loaded. We can coordinate with the realtor or the estate attorney directly, and we can send progress photos if the family is out of state.
Foreclosure & eviction cleanouts
Tenant gone, everything left behind, and a date you have to hit. This is deadline work and we treat it that way. We clear the unit or the house completely, including the garage and whatever is stacked in the yard, and hand it back broom-swept and ready to show.

Hoarding cleanouts
Calling about this one is hard, so we keep it simple. No lecture, no audience, no photos of your house going anywhere. What we do not do is biohazard work. Human or animal waste, blood, mold remediation, and sharps require a licensed remediation contractor, and that is not us. If we find it on the walkthrough we will say so plainly and point you to someone who is licensed for it. Once that part is handled, we can come back and do the cleanout and haul-off.

How much does an estate cleanout cost in Peoria?
Estate and whole-property cleanouts are quoted custom after a walkthrough, not off a price list. The number depends on the size of the home, how full it is, and how much gets donated versus hauled. You get one firm price for the whole job before we start, and it does not move unless you add to the scope.
Do you handle hoarding cleanouts?
Yes. We clear hoarding situations at whatever pace the family needs, without judgment and without an audience. Most are multi-day jobs and we plan them that way. What we do not do is biohazard work - see the next question for where that line sits.
What counts as biohazard, and what happens if the property has it?
Human or animal waste, blood, mold remediation, sharps, and similar contamination are biohazard work, and by law that belongs to a licensed remediation contractor. We do not do it. If we find it during the walkthrough we will tell you straight, point you to someone licensed for that part, and we can come in afterward for the standard cleanout and haul-off.
Can you work with a realtor, attorney, or family who lives out of state?
Yes, and it is common. We can coordinate directly with a realtor, an estate attorney, or a family member handling things remotely. We can do the walkthrough by video call, send photos as the job progresses, and lock the property back up when we are done. You do not have to be in Illinois for us to clear the house.
What happens to everything you take?
Anything still usable goes to a local donation, and metal and cardboard get recycled. The rest goes to the proper disposal facility. If you want a list of what was donated we can put that together for you.
How fast can you clear a property on a deadline?
Foreclosure, eviction, and closing deadlines are the ones we hear most, and we schedule around them. Smaller clearouts often go same day or next day. A full house is usually planned across a couple of days. Tell us the date you have to hit when you call and we will tell you honestly whether we can make it.
Do we have to sort everything before you arrive?
No. Sorting is part of the job. If it is easier for you, mark the things that stay and we handle the rest. Plenty of families would rather not go through it themselves, and that is exactly what we are there for.
